Architectural Review of the Monte Nibbio Estate – October 2011

These observations were made by David Hunt during a trip to Umbria, Italy in October 2011 in which he visited all five (5) properties in the Portfolio. Mr Hunt was not paid by the owners to make the trip or to make these comments. His views were sought as he is regarded as an expert in his field; in particular in the restoration of ancient and historic buildings and the sympathetic use of modern technologies in old buildings.

Building materials and craftsman

Local building standards are excellent with ample supply of hardwoods and stone from local quarries. The local carpenters and stone masons are also of the highest quality to ensure that the best possible restoration of new from old can be achieved. I have met with architects, builders and project managers and I am confident that exceptional country homes are being built and delivered within budget and on schedule in this Umbrian community.

The Monte Nibbio Portfolio

This collective of five (5) properties close to the medieval and historic town of Todi represents a unique opportunity to acquire a portfolio ranging from untouched farmhouses to a completely restored estate with vineyard.

At a total price of €6,500,000 for the portfolio, it compares to that of one modest townhouse in central London, Paris or New York. A prudent buyer, with careful planning and disposal of some of the properties over time, will end up with a magnificent residence in the most beautiful part of rural Italy Umbria for little or no cost
